Warehouse construction cost per sq ft in Vadodara depends on six things: the structure (PEB or conventional steel) and its steel weight, clear height, floor loads from forklifts and racking, docks, yard and roads, the fire system, and plot work such as levelling, drains and the compound wall. Compare quotes by what they include, then get an itemised quote after a site visit.
1. Structure: PEB or conventional steel
Large clear-span warehouses usually suit PEB; smaller or irregular ones may suit conventional steel. Steel weight is the single biggest cost item, so ask for the tonnage behind the rate.
2. Clear height
Taller warehouses store more per sq ft of land but need heavier columns and more cladding. Decide racking height first, then the clear height.
3. Floor loads
Forklifts and racking need a thicker slab, a better base and proper joints. The floor is often the second-largest cost item and the one most often under-specified.
4. Docks, yard and roads
Loading docks, canopies, truck yards and internal roads can add a large share to the total. Quotes that leave them out look cheaper but are not comparable.
5. Fire fighting
Hydrants and, for many stored goods, sprinklers, with a fire water tank and pump house. Your fire consultant sets the requirement.
6. Plot work
Levelling, filling and compaction, storm water drains and the compound wall. On a new plot in Vadodara these are real costs before the building starts.
How to compare two warehouse quotes
- Steel tonnage and roofing sheet specification
- Floor slab thickness, base and joints
- Whether docks, yard, roads and drains are included
- Whether the fire system is included
- Who does the work: their own crew or subcontractors
- How progress will be reported
